Context, not just numbers

A result only becomes useful when you know the comparison.

Your own reports tell you what happened at the hotel. Benchmark adds the missing comparison: what happened among properties with matching country, star rating and hotel-type tags.

For every metric you see your value, the peer average and median, the percentage gap, rank, percentile and your position on the pool's min–median–max spread. The point is not to label a month good or bad automatically; it is to show which question the team should ask next.

Read volume, rate and revenue in one line.

MPI compares occupancy, ARI compares ADR and RGI compares RevPAR. An index of 100 means parity with the selected peer pool; above or below 100 shows the direction and size of the gap.

In the simulated example, MPI 108, ARI 95 and RGI 103 means the hotel is ahead on occupancy, behind on rate and slightly ahead on RevPAR. That is a starting point for a pricing or mix discussion — not an automatic verdict.

Benchmark builds the peer pool from tags that describe your hotel — country, star rating, property type, location and theme. Start narrow for the closest comparison; remove a tag when you need a wider reference group.

Only tags assigned to your own hotel are available. The selected pool is therefore a comparison with similar participating properties, not a view into a named competitive set.

A finished-month report explains the past. Benchmark also shows this month and the next two from confirmed on-the-books reservations, so the team can see the direction before those months close.

There is no separate Benchmark subscription or setup fee. Standard BI Core setup is €135 once per hotel and includes 2 hours of team training. What is hotel benchmarking software?

Hotel benchmarking software compares a hotel’s performance with a relevant reference group.
