Compset (Competitive Set)

Definition

Compset — short for “competitive set” — is the group of competitor properties you compare your performance against. Typically 3–8 hotels of similar size, location, segment, and quality tier.

What it tells you

Compset performance is a benchmark for your own. Are you priced above or below the compset? Compset moves often signal demand changes you’d want to react to.

How to track it

Manually — check each competitor’s rates regularly. Or via a rate-shopping tool that scrapes their public OTA listings daily.

Where it fits

Compset analysis informs both pricing decisions (am I priced right?) and demand-sensing (the whole compset moved together; demand changed).
